Four people reached out to me in the last month. Different states, different lives, all typing the same question into Google at 11pm: what is it actually like to live in Serenbe (This unique wellness community in the woods just south of Atlanta)?
And I get it. Because it’s different from the norm in the US and you can find a lot of weird, conflicting information online. You search it, here’s what comes back. A realtor who wants to sell you a $1.5 million house. Serenbe’s own marketing, which is beautiful and also, you know, marketing. And one grumpy blog from 2012 that called the place a cult because the writer visited once, found the streets quiet at dinnertime, and got the ick. Andddd Reddit, which is just plain scary with a lot of big opinions from anonymous people that sound like they’ve driven through once.
Nobody who lives here is answering the actual question, publicly, online.
So I’m going to.
I’ve lived in Serenbe for five and a half years. I moved during COVID, with a husband, and a baby in my belly, without knowing a single person and no big plan except a feeling. We now have two kids, and a life I can’t imagine trading. I don’t work for Serenbe. Nobody’s paying me to write this. Which means I can tell you the parts the brochure won’t.

Let’s go.
Okay, what even is this place?
Skip this if you know what’s up.
Short version: Serenbe is a small town built on purpose, in the woods about 40 minutes south of Atlanta, around a working farm, a few restaurants, a school, more than 20 miles of trails, and the idea that the place you live should connect people to nature and each other.
It’s won all sorts of awards, and Bloomberg Television just named it the “World’s Greatest Biophilic Community.”
Who lives here? A little of everyone. Young families, retirees, artists, farmers, founders, and a lot of folks who just wanted their kids to grow up outside. From all over, all kinds of backgrounds, pulled in by some version of the same feeling. It has a reputation for being all retirees and vacation homes, but I’d argue that’s what it was in its early days, not today.
And why is it so hard to explain? I still fumble it at parties. There’s nothing quite like it to point at, so people reach for shorthand. Usually the Truman Show. And sometimes the scarier one.
So let's start there. Is it a cult?
No.
But I understand the question, so let me actually answer it instead of getting defensive.
People love to compare Serenbe to The Truman Show or a cult. And look, I see it. Winding streets, gorgeous architecture, front porches, kids on bikes, a farm, the trees and wildflowers, a crunchy wellness artsy vibe. On paper it can read like a set and make you want to roll your eyes.
And everyone does seem slightly too happy.
People do move here to be well. To slow down, eat better, get outside, hear themselves think. That’s the stated reason for most of us (me included). What I’ve watched happen is that moving is the easy part and the practice is a whole other thing. I think some people expect to arrive and then, voila, become a different person. Then they get here and get swept up in whatever’s going on, same as anywhere.
So if you’re picturing a place where everyone is goopified… I don’t think that’s real life. Some people are absolutely still going to Waffle House and Chick-fil-A and eating a bag of Doritos in their cars. Those same people are buying free range eggs from the farm and organic produce from the market. There are real extremes at both ends here and most of us are somewhere in the middle. I’m an 80/20 person and I have never once felt judged for it.
Nobody’s checking. Annnd if they are I’m not trying to be friends with them…
The other thing the comparison misses is the money. There’s real money here, no point pretending otherwise, and I’ll get into what that actually costs further down. But the vibe is crunchy, preppy, artsy and woo all at once. Not sure that makes sense. It does when you’re here.
You will meet someone at the farmers market in muddy boots (or bare feet) and later find out they are BIG TIME, like they head up a huge business, are on the NY Times best seller book list, work in the movies, drs, founded a successful company. Basically you google them and they have a wikipedia or IMDB page. And im not saying everyone or even majority, but more than normal.
I’d argue it feels less Truman Show and more like Gilmore Girls. A small town where you know the guy at the coffee shop, the kids run in a pack, most have an open door policy, you know who the visitors are, and somebody’s always putting on a weird, lovely event you didn’t know you needed.
Real examples of fun quirky events neighbors have put on:
Electronic dance parties in the woods complete with a pimped-out DJ monster truck and foam pit
The hands-down best Porchfest I’ve ever been to, run by 100% volunteers (Thank you Anne Michaud!)
Thriller flash mob dance at the incredible yearly Halloween parade
End of school year park party open to all with 10+ inflatable slides and courses
Not one but two neighborhood bands that bring live music to all our events
The “cult” thing usually comes from people who felt the closeness from the outside and found it uncanny. From the inside, it’s just a small town that happens to be intentional about how it’s built. That’s the whole trick. It was designed on purpose, so it feels designed.
The founder is Steve Nygren, who gave up a fast Atlanta life, moved his family to the country, and made sure 70% of the surrounding land in Chatt Hills would be permanently conserved before he built a thing. He and his wife Marie still live here. So do their daughters and their grandkids.
Here’s the moment that sealed it for us. Back in 2021 we were having lunch outside at Halsa and looked over to see Steve, in his signature button-down shirt, white Targaryen hair and all, on his hands and knees in the dirt, rebuilding a tree well around a baby tree that had just been planted. He is around 80. Greg and I looked at each other and went, ohhh. You can’t fake that.
Oh and to be contradictory. There was one night for my dear friend’s 40th when about 30 of us gathered at the labyrinth (bc yes, there is a labyrinth here) in the woods in the middle of the night.
Somebody started a group chat and told us all to wear white. A group got together and made ivy crowns. The rest of us tied sheets and whatever else we could find around our bodies. We each brought a candle. Someone even brought a sound system and sang the song acapella.
Then we stood in the pitch black giggling like a bunch of schoolgirls, waiting, for a long time, because the birthday girl was blindfolded and walking through a forest, which turns out to be slow (and I’m shocked she didn’t fall on her face).
When she finally made it to the entrance we all let loose and re-enacted the intro from Outlander. It was extremely silly and magical.
So yes, we do culty things on occasion. but just for funzies.

Why It Actually Works
This is the part I love explaining, because it’s the small stuff that adds up to the whole feeling.
Start with the light. Serenbe is built to protect the night sky, so you won’t find fluorescent streetlights blasting every corner. The streetlights that do exist are basically works of art, custom to each hamlet, spaced far apart, and there are long stretches of sidewalk with no lights at all. No light is allowed to point up toward the sky, and every house is asked to keep a soft front porch light on. The result is you can actually see the stars, and a night walk feels like a night walk (you will need a flashlight).
Then the trash, which sounds boring and somehow isn’t. Our bins live in a hole in the ground, and a truck-style golf cart comes around to collect it. You can set your compost out front too, and it gets picked up and taken to the farm.
I have walked houseguests over to look at the hole. Unprompted. With the energy of a man showing off a boat. Over the holidays, cousins fight over who gets to take the trash out.
A lot of the design is quietly engineered to bump you into other people. Group mailboxes instead of a box at every curb. Short little front yards. Porches on everything. Garages hidden around back if a house even has one, and parking tucked behind buildings and into the trees, so the streets are for people, not cars. You come for your mail and leave forty minutes later because you got, as we say around here, Serenbe’d. (That’s the local term for heading somewhere with a plan and getting happily ambushed into a twenty-minute chat with a neighbor.)
And I know exactly how that sounds. Though I will say there is a version of getting Serenbe’d where you are holding a melting popsicle for a child who needs a bathroom and someone wants to talk about the drama on the neighborhood FB group, and in that version I have considered faking a phone call.
You won’t find manicured lawns. A few immaculate ones exist, sure, but the default is native plants and a little wildness, not a white picket fence around an acre of grass. And there’s no gate. Not around any house (some dog fence, but nothing behind a locked fortress), not around the community. People assume a place this pretty must be gated. It isn’t.
There's a design ethos here, and it cares about funny, specific things. It cares about the color of your front door. It cares about what chemicals you spray on your plants. It does not care if you keep chickens or let your yard go a little au naturel. The homes themselves are built green (several are EarthCraft certified, with geothermal and solar options, I’ll let Serenbe’s site give you the technical version). And when you send in a HOA request, you get a friendly answer, often the same week, which I cannot explain except that one very organized person and a whole team are behind it.
A few more things you’ll find that you might not expect:
The trails cut through everyone’s backyards, so on foot you get places faster than the loop-de-loop streets
Not one but three little free libraries
Two sets of stables and an animal village at the Inn
No giant plastic playground, but intentionally placed play equipment hidden out in the woods for the kids to stumble on
No chain restaurants, anywhere
People nerding out over foraging mushrooms and berries
An arts community that punches way above its size: artists, authors, makers, all of it
And the clubs. There’s a club, class, or league for nearly everything, and if there isn’t, you start one and someone shows up:
book clubs
a knitting club
mushroom log making
pickleball, kickball, softball and wiffle ball tournaments
an AI and robotics club
psychic practice circles
Expect a lot of friendly waves from passing golf carts. It sounds small. It’s the whole thing.
Which brings me to who you’re actually bumping into.
Fair warning before I go one more sentence: Gilmore Girls is my most-watched show, top of the list, not even close. Lorelai is my idol. Geesh my son is named Rory. Living in Stars Hollow has been the dream for so long it probably explains a few of my life choices. So when I tell you Serenbe feels like Stars Hollow, understand that this is the single most flattering thing my brain is capable of saying about a place, and I say it all the time, and mean it.
The bones match. Small town. You walk, bike, or golfcart everywhere. Little shops run by people who know your name. Quirky characters and silly events outsiders wouldn’t get.
And the Blue Eyed Daisy is our Luke’s diner. I will die on this hill. Nobody’s snapping at you to get off your phone, and there’s no no-phones sign and no grumpy Luke behind the counter, but there’s no internet in there. Which to me kinda feels like a modern nod to Luke’s whole no-cell-phones thing. You sit, you talk to an actual human, drink a coffee, and if you know what’s up, you eat a peanut butter cookie or pumpkin bread.
But the real Stars Hollow of it, the part that took me a year to clock, is the characters.
Think about why you love that show. It isn't the plot, it's Taylor losing his mind at a town meeting and Kirk holding every job in town. A whole cast of people being unapologetically, specifically themselves, out loud, in community.
Serenbe is full of them. So full that about a year into living here, Greg and I sat on the porch and asked ourselves, dead serious, who are we going to be here? We jokingly brainstormed: should Greg be the drone guy or the 3D printing guy. I’d say he landed on 3D printing guy (as he seems to be called up to print something every couple weeks).
We have the woodworker, the fireworks guy, the couple who throws the events, the AI/robotics guy. The town pediatrician. The horse trainer. The person who is world-class at knitting. The artist. The kids’ music teacher (i’d argue the most famous role here). The author(s). The community play director. The person who hosts sound baths. The world-class chef. I could go on… for like a long time.
And then there's Joe, the bug guy. Joe is our exterminator, he works for Northwest, and he is quite possibly the kindest human being alive. I don't know what percentage of the neighborhood he treats but it is the large majority, which means Joe has been inside most of our houses and knows all of our business. He has been invited to children's birthday parties. He gets shoutouts at community events. He is, as far as I can tell, beloved without exception, which is not a sentence I expected to write about pest control.
That’s the real magic of this place, more than the trails or the architecture. It’s a bunch of people offering up the one thing they’re strange and wonderful at, sometimes for money, often for free, and the whole place is richer for it.
And me? I suppose I’m the one who writes a newsletter and shares too much about her life online. Or maybe the mom whose kids always have their shirt and shoes off. I dno feels weird to name my own character. You tell me!

It Can Feel Like a College Town
One of the first questions people ask when they meet you here is, “So what brought you to Serenbe?” It’s a standard opener, often replacing asking what someone does.
And the answers are consistently unhinged.
People move here after one visit. People move here after zero visits! Someone will tell you their story bracing a little, like they’re confessing to something reckless, and then you realize everyone here did a version of the same thing.
People come from everywhere. Atlanta is of course the biggest, California and New York are two other big ones.
Okay, and here is the part I never expected. I have not had many friendships like this since college.
I don’t think that’s about the people, exactly (or maybe it is…?). I think it’s about the math. You see your friends every single day. At pickup, at the mailboxes, on a trail, on somebody’s porch. Not once a month with a calendar invite and a thirty-minute drive each way. Every day, by accident, in your regular life.
I often see the same friend four separate times in one day without planning any of it. This actually happened yesterday… I saw one friend so many times, in so many different configurations of people, that she heard me tell the same story three separate times.
Not a good story. Just a story about a podcast I’d been listening to and how I was reorganizing my house. She was sitting next to me for all three. The third time she just looked at me and said, “God, I have heard this three times.”
Making real friends as an adult is supposed to be hard, and I think the reason is that the thing it actually requires, seeing the same people over and over without arranging it, is the exact thing modern life is built to prevent.
That’s what I’d miss most if I left this place. Not the trails.
The Money, Honestly
I’ll say the thing everyone dances around. Serenbe is not cheap.
I wish everyone could afford to live in a community like this, but the reality is building a place this way costs real money, and so does maintaining it. but I do want to call out that the serenbe team has tried hard to create homes of all sizes and prices, from one bedroom condos and carriage houses to million dollar homes. I know Steve’s original goal was not to have mega mansions here…. and there are some very large, insanely beautiful homes here, but you will not find a compound behind a gate here - that’s just not the vibe.
Townhomes generally start in the high $600s and climb. Most single-family homes run over a million. When you buy, there’s a one-time 1% transfer fee that goes to the Art Farm (I recently wrote more about Art Farm and the whole art scene). Annual HOA dues plus the trash porter run about $1,500 to $2,000 depending on your lot size, which is more affordable than people expect. To join the pool it’s around $8.5k to initiate plus $900 a year.
You are paying for the setting, the design, the maintenance, the conservation, the fact that you can walk to school through the woods. What I want you to hear is the texture, not just the number. The money here is quiet. It looks like $14 eggs, big donations to the arts, a lot of Teslas, and almost nobody in heels. I have gone months without seeing a designer bag. It’s rich people in fleece who compost, but it’s also regular people who compost, and it’s hard to tell them apart.
Whether that sounds like heaven or like a specific kind of hell is a good gut-check for whether you’d be happy here.
Is it a good investment? My honest bet is yes, and I put my own money where my mouth is five and a half years ago. My reasoning (not a promise, I don’t own a crystal ball): that 70% of conserved land isn't going anywhere, and it covers all of Chattahoochee Hills, not just Serenbe, there’s a lot going up around here, and the appetite for this kind of life is not exactly shrinking. That all points one direction. But do your own homework, I’m a resident who loves it, not your financial advisor.

Raising Kids Here
Kids roam. They show up at a friend’s porch unannounced like the 90s. They’re feeding goats and getting muddy at the farm and running in a pack of other kids whose parents I know by name.
It’s not just vibes, either. The parents here organized something called Roam, a shared pact to keep the kids off social media, together, so no one’s the only family holding the line. There’s an outdoor education teacher I think of as a camp counselor crossed with a science teacher, whose whole classroom is the woods. Kids volunteer at the farm. They build little businesses at school. It’s entrepreneurial and outdoorsy in a way I didn’t know I wanted until I watched my own kids inside it.
Is it perfect? No. Nowhere is. But for this age, with these kids, I’m ruined for anywhere else.
The Schools
This is the question I get most from parents considering the move, and the one the internet answers worst.
Yes, there’s a school in Serenbe. Terra School at Serenbe is private, Montessori at the young end, STEAM and nature-based all the way through, six weeks old through senior year. It’s open to everybody, not just Serenbe residents, and there’s a waitlist for the younger levels, so plan early if you’re timing a move around a spot.
Both my kids are there and we're obsessed.
The short version for anyone weighing a move: it’s incredible for the little ones, and the upper grades are still small and still growing. Some families love that intimacy. Others want a bigger world, real sports, more kids in a grade, and they make a move somewhere around ten to twelve. Common landing spots I hear about, with zero personal experience: The Heritage School and Woodward Academy, both of which bus from Serenbe, Bedford for kids with learning differences, and The Forest School in Trilith. There’s also Wild Indigo Academy, a micro-school here for ages 4 to 7, plus a couple of home-school cohorts that aren’t online. Message me and I’ll connect you.
Now the public school piece, because for most of the hamlets this isn’t private-versus-free.
Most of Serenbe sits in Fulton County, and the zoned path runs Palmetto Elementary, Bear Creek Middle, Creekside High. I looked the numbers up rather than repeating what people say at parties. On GreatSchools right now, Palmetto is a 6 out of 10, Bear Creek is a 5, and Creekside is a 3, with 61% regular attendance against a state average of 78%. There are good teachers and loved kids in all of those buildings and a rating is a blunt instrument, but I’ll tell you what I did with the information: I would move before I’d take that path.
Which is why this next part matters a lot for which hamlet you buy in. Spella and Overlook sit in Coweta County, and those schools are meaningfully better. Brooks Elementary and Northgate High are the names you’ll hear. A few families here already send older kids that way and are happy. If public school is your long game, buy accordingly.
As one mom told me recently: you can’t borrow problems from the future. Pick the right thing for the kids you have, at the age they are now.
Stuff nobody puts on a brochure
Because I promised you the honest version.
It’s remote. Atlanta is 35 to 45 minutes, the airport about 25, more like an hour-plus to downtown at rush hour. Rural Georgia does not summon an Uber in four minutes, so you learn to schedule the car early or keep a driver on speed dial. Day to day the internet has been fine for us and there’s new fiber going in, though don’t ask me for the technical details.
Is it safe? For us, yes, and it was a big reason we moved. Part of it is that we’re in the middle of nowhere, and part of it is everything I just said about the kids.
Doctors and pharmacies. Nearest urgent care is about 13 minutes, closest pharmacy about 8. There’s a private doctor’s office right in the neighborhood, plus dental, physical therapy and chiropractic. For anything bigger, people drive into the city or over to Peachtree City or Newnan.
Dogs. Very welcome. There’s a dog park plus a zillion miles of trail, and you’ll learn every dog’s name long before you learn their owner’s.
If you’re one of the people quietly Googling (or asking AI) this at 11pm, wondering if a different kind of life is available to someone like you: come see it. Not the brochure. The real thing.
